Gross and net revenue can be easily increased by
providing what almost all other self-storage facilities
provide: The sale of moving supplies likes boxes, tape,
foam pellets, etc. Buyer can add U Haul rental. There
is no local marketing, working web site and no
social media. Owner has office space to sublet as well
as seeking additional large file storage clients for lower
level. Seller has 50 postal/mailboxes available for rent
in main office.
Sellers nets $136,000 after all expenses including
building expenses of real estate taxes and insurance
etc. With $400k down a buyer can net at least $62,000
after all debt service (at 4%), real estate taxes, insurance
